Victoria only floods near the river, the low areas. The north part of town doesn't flood and rarely do the streets flood. The flooding happens when the Guadalupe floods upstream and carries it downstream. I lived in Victoria for 20 years and never worried about flooding.


Along with that - Good places to live are north and along the east side.

One thing to realize. Victoria has a lot of money, lots of millionaires live there. Then with the shale boom there's a lot of that going on bringing in new riches.


It's a typical cow town but really a nice place to live and raise your family. Decent doctors and hospitals.
