Any notable and underrated place to live besides the obvious ones in TX?
Tyler...and it isn't even close.

Strides, they or making, not there yet IMO

Must point out two important major difference in Tyler and Waco.

http://comptroller.texas.gov/taxinfo...m/compsum.html

City sales tax received thru Nov. 2015 Tyler 37,684,000 Waco larger population Tyler 13% more sales taxes

Yeah, I'm not using Excel or whatever. I entered the number "lined Up" but when I saved, it came out like this. But if you care enough, you will get my points, lol.

Waco 33,121,000

Property tax rates Waco City .776232 Tyler .2200000 On a tax valued home of $ 175,000 = Waco $ 5,009.00
I.S.D 1.400000 T.I.SD. 1.375000
County. .535293 .330000 Tyler 3,718.00
College.149724 College .199999

Total 2.86264 Total 2.124900 $ 1,291.00 More in taxes per year in Waco 34.7% MORE

One "stride" Tyler made is a reduction of city property taxes to .22 per $100 rate from about .66 per $100 in ten years. To the lowest CITY property tax rate in Texas of ANY city over 17,000 population.

That is about a 300% REDUCTION in taxes, quite a "stride"

I understand that - and I prefer Tyler and the ongoing progress that has been a hallmark of this bustling small city for at least 25 years.

A few more Waco vs Tyler notes:
1. Waco metro is around 260,000, not just 200,000.
2. On sales tax number differences, Tyler doesn't have a Temple-sized place next door, so it's more of a regional retail hub. Partial apples and oranges here.
3. In reference to 1 and 2, you have a bigger larger metro area if one throws in Temple-Belton.

I'm sorry if this offends anyone, but to me, Tyler might as well just be in Arkansas.
