Woodway, which is very close to Waco, has lots of nice neighborhoods and a low crime rate. Just off I-35 and Hwy 6, the Central Texas Marketplace area has a fairly new nice shopping area with restaurants such as Olive Garden, Red Lobster, Logan's Roadhouse, etc.

I've lived near the Baylor campus for several years, and I have come to love Waco. (I previously lived in Houston and Atlanta--I don't miss the traffic!)

Also, it takes about an hour and a half to get to Dallas or Ft. Worth, which isn't too bad for a day trip.

I don't think this person is looking for a suburban setting. That's just the feel I get with the criticism of tract housing and things like that. Original poster, you should contact someone from here who might be about to tell you about neighborhoods in the historic part of town.

Just what rock did you climb out of, jduke??? Maybe you should learn a thing or three about contractions and conjunctions and a few other things. I've shared my opinion about Waco and I'm sticking to it.

It's a very nice to the south and it was a wonderful discovery a few years ago when I came in to Waco from the 281 area on U.S. 84. That was quite a sight to see some nice new things. Woodway's got some things going for it.

First of all, Waco has ALOT of beautifully scenic neighborhoods, you just have to look for them.Woodway is bounding with scenic neighborhoods and new million dollar homes. Many retired PROFESSIONAL ATHLETES reside here. If you are interested about Woodway neighborhoods, BADGER RANCH is a wonderfully master planned neighborhood, one of the most desirable, with homes exceding $1.2 million, Tennis Courts, and a luxurious salt water pool, BRADFORD SQUARE is a small upscale neighborhood next to the Broughton Baseball Fields with exquisit homes from probably $600,000, LAKE FOREST is near the lake and is a huge new master planned neighborhood with homes from probably $200,000. If you would like to search VILLAGES AT TWIN RIVERS on the enternet, you will be delighted with an aray of homes with a beautiful Golf Course, Tennis Courts, and Workout Facility, lastly on the south/west side of the area, HIDDEN VALLEY is a also a wonderful neighborhood with homes from I'd say about $500,000. WACO has quite a few nice neighborhoods itself. Starting with RIDGEWOOD COUNTRY CLUB, it is an ELITE GATED neighborhood and by the looks of it, the nicest homes go for about $2.5million. Also, another GATED neighborhood that has beautiful LAKE VIEWS, is THE ENCLAVE on Lake Shore with homes around $500,000. I noticed that Badger Ranch was mentioned in this thread. I started a custom home buying process in Badger Ranch with the marketing team and the builder. I did not have a great experience. There was little transparency about how choices related to costs. And the price tag, after months of investing in customization decisions, was much higher than we were initially led to believe our decisions would lead us to. It is a very good area. You might consider buying existing home, as prices are dropping in this and many other higher end areas.

So, we are relocating to the area. We loved Woodway -- Hewitt --- but, the taxes are insane. Twice as much as Austin and/or Houston. So that won't happen.
China Spring is nice. What are the taxes like there? Anyone?

Also -- why are there no homes to rent?

Waco is great place for educators and retirees but if your fresh out of college or looking for a professional job, its not happening here. Just being honest!
