Double irony... This same appraiser had done this property 5 yrs earlier, I provided a copy of that + all comps in the area with recent sales and reassessments. He insisted on being provided a listing price so he could match the appraisal to the listing price. So... I moved on, did my own appraisal (based on 3 different methods) and sold it in 10 days for asking price and 40% more than I had needed or expected to get.

I feel OK about the appraisal - not terrific but OK if that makes sense. I mean, I did provide a list of improvements over the last appraisal - improvements, not maintenance. Because I added an inground, gunite pool and pergola and all that last year, I am still losing some money but not as much as I thought I would. Oh well.

Inspection is today so we'll see how that goes! As far as I know, everything is working fine and nothing needs maintenance but I guess I'll find out soon enough.
