But why? I'm not seeing it... less than a half acre? One bedroom, one bath? They seem to emphasize the fact that it's "historic" and you can build a bigger residence on the lot, but...

Most quaint pretty town west of Austin are retirement homes for rich people that left Austin, Houston or Dallas.


My cousin has a house out in Mason and I go there often. Almost all his neighbors are retired oil field people that sold their homes in Houston and retired out there.

I've done housing work in the Hill Country - it's not just the affluent TX metro area retirees, but also increasingly ones from the West Coast with a ton of housing equity that help drive up prices.

The complexion of Fredericksburg is changing radically. People are paying close to $1M for renovated 1970 ranch style homes, making them 3 beds by eliminating the garage. A 2/1 that needs renovation goes for $600,000-$700,000 depending on lot size. You could buy an out of date small house for $325,000 a year ago. Same house today is $450,000. The people buying houses in the established areas of town are very wealthy, not friendly nor interested in becoming members of a community. It used to be a very friendly family oriented town that appealed to retirees because it was relatively affordable and quiet.

While most people are superficially friendly, there is a noticeable loss of "community". People are much more fragmented by income/net worth and by political views. One now rarely sees courteous drivers (like pausing to allow someone to back out of their driveway or parking spot or to make a left turn, etc).

The potential rental income of that house from VRBO or AirBnB is huge. You’d still make a profit!
