shhh. I bought a place last Fall. The land has already gone up 1000 an acre since then. I'm a little shocked with the economy and all. This is not a trendy nor rich area of the state, but land prices are getting pushed.

Yeah, I once thought I wanted to live in the Hill Country, until I've seen its transformation. Any place that has become a brand name no longer appeals to me.

The drive westward from Austin on 71 to Marble Falls has gotten depressing. The sprawl is amazing. The drive takes almost an hour longer now from the west side of Houston to get through all that mess.

Same problem in Houston, it takes forever to get north of town because of the sprawl out past Conroe.

The lure of the cheap mansions is huge to these people I guess. How are the drive times worth it?

It will be a truly sad day when the big thicket and all of deep east texas are bought up. might be a great investment to start buying up land near Sam Rayburn.

Ugh....I hated that too. I only lived in Austin from 2007 until a few weeks ago, so I can only imagine what that portion of the Hill Country was like when it was pristine. That was probably my biggest gripe about living in Austin, however. I'm big into the outdoors, and if I wanted to find any sort of solitude I'd have to drive a long ways to get out of the Austin sprawl into the Hill Country. The best I could do was head to Enchanted Rock or Lost Maples state parks on a weekday. Both were awesome, but I'm sure packed with people on the weekends.

Once I passed US 281 around Johnson City, it really started to feel rural however. Even more so west of Kerrville.
