I am interested to purchase a mobile home park in Snyder,TX. I noticed that the population drop from 1990 to 2000. I am wondering what has happened. Is mobile home park is a good investment over there? How is the housing market over there?

Default About Snyder

I know Snyder pretty well. It is a small town out in "rattlesnake country". They can have tornadoes in that area especially around Sweetwater. It is a friendly town but not much there. My friend's grandmother lived in Sweetwater until a tornado took her mobile home away. About mobile homes - you know what they say, "tornadoes and mobile homes don't mix!" I would think a concrete tornado shelter business would be a better choice. Midland or San Angelo would probably be the better places to live in that area of Texas or if you can go further east, go to Brownwood.

I lived in Snyder, TX from 1997 to 1998; had moved there from Lubbock, TX due to husband getting a job there. We moved away from Snyder one year later because of huge layoffs in the oil industry (my husband was one of those laid off), hence the big population drop you are referring to as everyone pretty much just moved away to find jobs. I drove through Snyder last year and it has never come back to the "bigger town" it used to be. The family grocery store (which had the best meat in town) is not even there any more, there is only one in town: United Supermarket. There's one small Walmart in town....not a Supercenter. Not much there in terms of jobs either as I can attest to and those that are there are minimum wage. I am a college graduate and I had applied everywhere when I lived there and most people in Snyder do not have a college education. You either had to know someone or wait for someone to die to get a job there (I was actually told this several times!). Another good thing to know: If you want alcohol, you have to drive to Colorado City about 30 mi. South or 30 mi. North to just outside of Post, TX as Snyder is in a "dry county." Nearest entertainment is in Big Spring (Southwest) or Lubbock (90 mi. North). Lots of dust storms and yes, tornadoes but not that often. You are more likely to see large hail and damage from that than a tornado. Good quail hunting out there though. Just thought I'd share my "Snyder-experience" with you. Good luck!

Population drop off most definately corresponds to oil production and stability. Right now I bet it's doubled!!

I grew up in Snyder, left in 1996, moved back in 2001, left again in 2004. The drop in population was due to the bust. Or a decline in the oil field. I would say that right now is a good time to sell a mobile home park because it is probably full and looks like a good investment. Jobs in Snyder are plentiful right now because the oil field has picked back up. There is not a lot to choose from in the way of housing for lower class people there such as rig hands and such. A mobile home park would be ideal for them. However, when this current boom goes bust, as it inevitably will, you will be stuck with a mobile home park unless you have unloaded it on someone else by then.

Who knows how long the boom will last in Snyder or anywhere for that matter. We all just ride it as long as we can. I live in Midland, and I am riding it myself.
