I'm toying with the idea of buying either an established B&B or a home set up to begin such an endeavor. Texas is where I'm focusing my search. I'd love some advice from other B&B owners - are there weird state laws/requirements/licensing I need to be aware of, is insurance through the roof, what things did you run accross that you weren't expecting or wish you knew about before opening your own B&B? Even what books I should read before jumping in with both feet. Any advice is so appreciated!

You might try looking at some of the Tourism Sites for a list of Bed and Breakfast in places that interest you. Or just google them.

Contact the owners directly for good advice when you find some that look interesting.

We stayed in a B and B in Mineola, TX when we were there over July 4th. They were looking to sell and also said something about being in an association. That might be something to Google.
