LOL, spot on with that last part. the vacancy rate in downtown Dallas is around 30%... thats pretty pathetic. no wonder they are trying to convert as many buildings over to residential as possible. Houston doesnt have that problem of having over a quarter of their downtown sitting vacant, so these new buildings we are building are completely necessary.

Thats just it.

DAllas cant fill its vacancies downtown by leasing them, so to list this extremely high vacancy they take building after building out of the equation.

HOUSTON is building both residential and office because. .. it can.

Its vacancy rate was about 5% last I checked

agreed. but were building both residential and office not just because... "we can", but because "we need to"..
ive also heard (not 100% sure on the truth behind it but it was in an article talking about Houstons vacancy rate being around 6%, which was alarmingly low) that owners like to purposely keep around 5% of the building space vacant for future expansion for existing tenants, so they arent forced to move out if they need to expand. so Houston being near 5% is like having almost 0% available for lease. Houston desperately needs these new buildings.

It has nothing to do with office space, it has to do with old buildings. Dallas/FW is having an office boom right now. There's a high demand for residential buildings in the Downtown and Uptown areas. That's why many buildings are constantly being constructed or converted into residential.

Uptown is a prime example of companies wanting newer buildings. Uptown and Downtown are right next to each other but Uptown is the area where developers are building office buildings.

Developers are now starting to build newer offices in Dallas. (Hall Art Center starting soon, the Spire Project and Two Arts Plaza could start when they get a lead tenant.)

this is over exaggerated...but if it makes you feel better have at it.

and it doesn't make houston look any better...Houston makes all the big list....builds all of the parks and office buildings and has an extremely low office vacancy...but yet people still question if its better than Dallas. it should be clearly better....NOT

Dalkaz, DFW isnt having an office boom, the suburbs and FW are having sn office boom. . One wants to build in Dallas.

DALLASBOI there is no question that Houston is better. Only delusional dallas folk try and claim that they are even close to Houston. Your not. Dallas minus Fort worth= Des Moines

The bulk of it in the burbs. Like I said the burbs are booming, Dallas is not.

Houston wins here..the city is booming with new towers all over, while you guys from Dallas are showing everyone stuff that's just mostly for Uptown. Most of the towers being built there are less than 30-floors.
