Does anyone know where I can find more info. on the Kings Mill addition in Mansfield, TX? I am trying to figure out specifically why there are so many newer homes for sale in this particular addition? Thank you.

Not exactly sure what you're asking. King's Mill is an area of homes...many of which are still being built.

What specifically are you wanting to know?

We live close to Kings Mill and have been looking to buy a home there for quite a while.

We have had the same question about so many homes for sale. Realtors tell us people are (1) moving up/down in size (2) being transferred (3) bought on interest only loans and went bust when rates went up.

Others are saying it's because of the lack of consistancy in the neighborhood. It was planned to a certain standard and people are building less than wonderful homes.

We have decided to stay away from any home in this subdivision because of the HOA. The HOA is very restrictive. Did you know there are no garage sales allowed? Now the cost of up keep is being paid by the builders. Kings Mill subdivsion has lots of areas (pond, walkways, bridge) that will cost a fortune to maintain in years to come. $800/year/property will not cover all the maintaince and up keep.

There are actually MORE homes on re-sell market (and some of them have been there for MONTHS) than builders' new homes...King's Mill is just about built out...newer homes because development is only about 4 years old...

my husband and I are considering buildng a home in N. Keller --- the builder on the approved list we really like is the one who does the Braswell Homes in King's Mill and Strawberry Fields...we liked his show house from last year's spring tour of homes very much....we drove through King's Mill a year ago and noticed the same thing....we went thorugh this year's spring tour and there are just as many if not more homes for sale...

I think it might have something to do with the rfact that most people buying there (from what we have seen) are young professional-types w/children...so there may be many transfers coming out of there....there could be problems w/Mansfield's schools that people on ground =level like parents realize but that have not percolated up to the notice of TEA or the news papers yet....
there could be issues w/the mortgage situations--where people who built 3 years or so took out adjustable rates and can't cover the float so to speak now....
I know that Braswell has had his own home on the market for at least 6 months and it has not sold--it is a georgeous home but guess there is too much competition and too few buyers...
King's Mill does have lot of common ground which lends to its attractive nature....don't know what other HOAs in Mansfield have as monthly charges...the one with the golf course would have course fees to help cover the maintenance of development maybe....

I know that the homes Braswell has in this year's tour are larger and WAY more expensive than the ones he had readly last year---we are having some serious revervations about being able to afford what we want to build in Keller---we thought the housing downturn would be beneficial to our situation in that people would be more ready to deal on price, but it looks like higher-end building has not suffered any stalls...

we thought we would build in Keller development with Braswell as bilder--but dont think that is happening...

to the OP--think lot of those homes are pre-foreclosures--maybe due to mortgage rate increases and tax bite kicking in after home's purchase-Mansfield had like 300% increase in number of foreclosures from 06-07--some of them have to be in King's Mill...
