realtor. Even if we did the market is so hot the house would sell before you could even contact the seller.

I don't get how it could be close to a subway station and be in the GTA - it woulnd't be in the GTA, it would be in Toronto proper. You should visit mls.ca. But I agree, I think you're about a million dollars below budget.

I think $1.5 million will buy a house that meets the description, but it may need some work.
Rampant real estate speculation and the practice of flipping houses has made just about every neighbourhood near the subway lines extremely expensive to buy in. Even dumpy houses in less desirable areas regularly sell for $750,000 and up for a semi. Realtors and contractors have made just about every neighbourhood in Old Toronto prohibitively expensive to middle-income earners (and even people who earn in the low-six figures) by flipping houses, buying and reselling houses over and over, driving up prices for similar houses across the entire neighbourhood. It's a disgrace that middle-income earners cannot afford to it a home just about anywhere in Toronto.

6 bedroom, 4 washroom, on subway line for 1.5M? (assuming they don't mean Kennedy Station, that's gonna be hard, no?)

In the end, no one but the market has made the prices what they are. Prices are set by buyers, not sellers.

Prices for homes are not controlled by real estate agents. We are not that powerful.
