The report is available in favour of removal versus maintain, replacement, improvement

It seems the only disdvange of removal is adding 10 minutes for commuters from northeast during peak time (and 5 minutes only from east or west). On the other hand benefits are plentiful - higher value of land, improved access to waterfront, cost savings in general, much more beautiful and less oppressive landscape.

What do you think? I personally agree that the entire portion east of York should be demolished

Did you forget that in order to "remove the east Gardiner " the roadway BELOW it has to be closed, while that destruction is being carried out ? Where are the cars that would normally use the Lakeshore road going to be ? All over the east end's secondary streets, of course.

And for what period of time will this be going on ? Years, I am thinking.

And, after that has been done, what has been achieved.... not very much at all. The rest of the Gardiner will still be crumbling and an eye sore, and a daily traffic bottle neck.

Toronto should bite the bullet and bury it underground, like Boston and Montreal.

Yeah, just like that in Boston. I thought about this too. I think it'd be more beneficial in the long run but it'd be very costly to build.

Costly true.

Toronto could pay for though with help from province.

Torontonians won't like this but....they could help pay for thru their property taxes.

I'm constantly amazed when I read in the Toronto Star "What They Got" real estate section
where they pick 2 houses in Toronto that recently sold and go over the details (price, features, etc)
I notice that the home is usually tiny (like 1200 sq ft) and they sold it for $800,000
and the annual property taxes are like $ 3500. They are getting away with murder.

In the "905" suburbs they'd be paying easily double!!
Just imagine if they paid the taxes they should be paying,
