I am in a bit of a dilemma here. My friend and I were looking to find a place to move into and I managed to find something reasonable that would accommodate both of us. The lease period for this place would be 1 year. Very recently, I found out that my friend would not be able to do a 1 year term due to work reasons and may have to relocate within ~4-5 months. I've signed the lease and the landlord has signed the lease (my friend's name isn't on the lease yet). No exchange of any money has been made yet. Am I still liable to go through with this contract? It says I need to give the deposit within 24 hours of signing the lease, which I haven't done so.
For what it's worth, I am dealing with a real estate agent and not the landlord directly.
Anyone knowledgeable about Ontario rental laws that can give me an answer here?
Why dont' you just call and ask? The realtor will have to find out at some point; the clients may prefer to find new tenants rather than force someone to move in who may or may not be able to pay every month.
