Hi,
I live in Toronto, Ontario. I own and live in a condo townhouse and pay the monthly condo fee. Last month after heavy rains, the basement leaked. The leak was seen coming from a long crack in the foundation that extends the entire depth of the basement. This crack can also be seen from the outside of the building.

Who is responsible for fixing cracks in the foundation? Is the condo association responsible?

From what I understand the condo association is responsible for any external issues while the owner is responsible for internal problems, each association may have different rules, so it's a good idea to contact them, maybe they will cover it. If not they might know of some good contractors who could offer you a lower rate than the yellow pages

Good for you because at least you have a basement. There are condo townhouses in Toronto with first floor as a basement... And they are new built construction !!! I'm still wondering who gave them the right to build such stupid things...
The corporation should pay for it, however it;s sad it happend to you because they should have checked periodically the status of exterior walls and foundation becase I BET you pay lots of money as monthly fee and part of this is going into the "maintanence buget".
Hopefully you will not have to fight for it.
