Newer property, built within the last 5-10 years or so.

Soundproof!! I don't want to hear my neighbors. A nice breakfast buffet is also convenient.

OK, in a a major city I could see that, even though that's quite an expense. I'm sure NYC is comparable.

Balcony at a hotel? Unless it’s a beach front condo-like property I’ve never seen a balcony at a hotel... Scratching my head on this.

For me free wifi is a must, newer or renovated rooms that have a nice ambiance. Clean and quiet, don’t care much about the rest.

For me it is basic cleanliness and location.

As long as the sheets and bathroom are clean, what I really care about is how close it is to where I want to be.

Wi-Fi, breakfasts, gyms, views, all that is icing on the cake and I can appreciate it, but for the most part, the time I spend in hotels is spent asleep.

My two essential requirements for a hotel are a refrigerator in the room and free spacious parking.

Here's an example of a hotel room with a balcony. It's in Bethesda, MD - no ocean. Scroll down and you'll see a king room with a balcony.

Quiet. I am ridiculously sensitive to noise. I used to bring earplugs with me, but after getting daith piercings to help my migraines, I can't use them anymore. Even my bedroom at home is soundproofed, like a cocoon. A close second is clean and I dislike shared bathrooms although I can put up with absolutely anything if I have a quiet hotel.

My ex-husband was so OCD about germs he brought one of those satin sheet/pillow combination things with him to sleep on whenever we traveled. That habit stopped abruptly when he started working offshore on oil platforms with his fellow Neanderthal coworkers. His description of his and his coworkers' living habits while on the rigs was shocking. I understood why he gave up his satin bed thing. Wives were put on this earth for a reason, I tell you
