Actually not quite true. You can be 45+ and buy used in Saddlebrooke, Quail Creek and Sun City Oro Valley. The law requires 80%+ be 55+ which all three of those communities have. 20% can be 45-55. Our realestate agent sold a house in Saddlebrooke to a 49 year old a few weeks ago used. Also, our 19 year old can live with us. Just can't be under 19.

Main Saddlebrooke including Preserve area is still building out. It has been around for awhile but was marketed to 40 and up.
Lots of younger (around 40) and older. Pretty mixed. Very very active bunch. For example largest cycling club in Arizona, softball teams, Nationally ranked athletes.
More and more early retiree or those working from home.
One of my neighbors works at least part time at UOf A but it is bit of way down to it, Tucson is very linear. Lots of stuff, stores,hospital, docs, etc in Oro Valley which is 10-15 minutes away.
Catalina smaller town with some stores, grocery stores etc just outside the community.
Main Saddlebrooke Community is large enough that it has its own Performing Arts center with live music bands, symphonies etc. Mulitple Libraries, gyms, and and multiple restaurants in the community and also in Catalina and Oro Valley.
