You can probably find all kinds of weather data for that town with a Google search faster than you can find someone here who lives there or is very familiar with it. As far as good parts/ bad parts, it is a small enough town that I doubt that it breaks down that way.

The weather is hot from late Spring through early fall with frequent thunderstorms. This is what we call monsoon season and is when we get most of our rainfall. The rest of the year is mild with some rain here and there, but mostly sunny and dry. Sahuarita is composed of everything from planned communities to rural acreages, so there is something for everyone. In the more densely populated areas, property crime is higher, but in my opinion, the crime rate is not all that bad. I live in Green Valley just south of Sahuarita in Green Valley, and I have been here for 6 years. I have personally been the victim of any kind of crime in those 6 years. If you have more specific questions, I would be happy to answer. The suggestions above from other posters are excellent sources of info.

I believe many of the subdivision homes are in a very high priced hoa. Who needs a pool, when you are drowning in a high monthly payment.

Looks like OP is a New Yorker. I doubt the extra $120 HOA fee is going to dissuade anyone who's used to paying $8k/yr property tax.

I recall looking there, when I bought in Rio Rico...sign on the interstate stated from the 50s..was a decent looking manufactured home, with a lot rent how fee close to 400 per month. Made Green valley look attractive...for the money Rio Rico checks quite a few boxes..but you are south of the checkpoint..good place to go without ac...
