Hello all,

I am looking to buy a duplex or triplex in Tulsa, with the hope of appealing to 20-30 year old renters (and being an owner-occupant). There's a catch, though: if I buy a home north of north of Admiral, I can get a bunch of downpayment assistance, which is a huge incentive.

My question is, is there anywhere in the downtown, midtown, TU area north of Admiral that is worth writing home about? I myself am single with no kids, so I'm looking for an urban-ish area where at least some stuff is walkalbe or bikeable, but I'm not caring so much about the quality of schools, etc. I've heard that the downtown is making strides, but haven't kept up with recent development. North of Admirable seems to be called "Brady Heights" and "Cherokee Heights"… anyone familiar with that area?

I grew up Broken Arrow and haven't lived in Oklahoma since I graduated high school in 2004. It has only recently occurred to me that not all of OK is a suburban wasteland

I lived in Tulsa off and on my whole life. I haven't spent much time there the past few years but still have many friends and family there. Last time I was back was around the end of 2009 and I gotta say most of the areas north of Admiral were still pretty sketchy. There are some places way East out by the airport North of Admiral where there are some okay neighborhoods, but it's also pretty much just neighborhoods and not really anywhere near campus or the kinds of amenities you'd find around campus.
