Swan Lake?

Swan Lake is the focal point of the district of the same name. Two-story houses built around the lake from 1919 to the present represent a variety of architectural styles including Spanish, Georgian Revival and vernacular interpretations honoring the swan. The remainder of the neighborhood is similar in scale, containing bungalows, two-story houses, quadruplexes and six-plexes of stone, clapboard and stucco. The Swan Lake area has more two- and three-story, 1920 to 1930 multi-family apartments and duplexes than any other residential area in Tulsa. I just saw a half-dozen houses listed in Swan Lake that range from between 150-400,000 dollars built between 1920 and 2004. .

If you are talking about a large body of water, Grand Lake in NE OK is 64 miles long with 1300 miles of shoreline. But its probably close to 100 +/- miles from Tulsa. It may be the only large lake in OK where you can own waterfront property.

Lake Skiatook is about an hour from Tulsa. I don't know if you can own waterfront or not.

Skiatook has lakefront homes but your lake front ownership is very restricted and you cannot own a personal dock. This is true for the most part for all corp of engineer lakes. Grand and Hudson are not corp lakes and you actually do own water front and can have your own personal docks as a result.

I believe that for Hudson Lake you have to submit the dimensions and plans for your dock to GRDA and they have to permit you for it.

Correct, same with Grand but at least you can own a personal dock on those two non Corp of Engineer lakes. Not the case with Skiatook, Keystone, Oologah, etc.

The drive from Grove on Grand Lake to Utica Square is about 120 minutes depending on weather, road conditions, and traffic. It makes no difference the route, although I do think 412 takes longer. Otherwise, from Grove to I-44 at Afton entrance/exit is 17 miles. The distance from Grove to Tulsa is 91/2 miles or about 2 hours. If you want a house with a dock add 30 minutes.

If you tow a boat or a sailboat there are several launches from Grove, including Honey Creek Park. The only sailboat launch with trailer parking is at private Grand Lake Sailing Club on Lake Road 6 at Dillar Cove. Guests are welcome. Buffalo Shores is directly across from the club. There are some lake front homes, covered power boat parking. It may have a power boat launch, but I never saw it. Home designs and location must be approved before building.

Lake front land sells for $50k and up without a home.

In Delaware County the least amount of land required to install a septic system is 3/4 acre and it must pass a perk test before installation can begin. A well must be 50' from the septic tank. Because Grove is in the foothills of the Ozark mountain range the land is composed of shallow soil, hard pan clay and rock. You cannot guess how deep you will drill to reach potable water. It all approved by the Health Department as they do the testing. There may be additional regulations concerning docks. Check with the Grand River Authority in Langley.

Owning lake front property has as downside as the shoreline must be maintained and kept clean of debris. it is especially messy after floods.
