No basements. I'm not sure that any house less than 50 years old has a basement.

I saw two homes listings with basements. Good to know that is the exception not the rule. It was one of those homes that has me confused on room size, I'm going to have to see the house to understand where the SF are located.

The house I am referring to is located on Erie near S117 just barely in Bixby school district rather than Jenks School district, it is two story from the front view and three story viewing from the rear and mentions having a basement that is finished in part at least.

The area I saw two homes with basements was in a neighborhood called Estates of Forest Park. Behind the home was a lake and the home has three stories above grade there while in front only 2 stories are above grade.

I was sick and tired of the traffic in DFW and the hustle and bustle. I feel my stress level has dropped considerably since moving to Tulsa. Tulsa may not have the overall "pizzazz" of DFW, but there are areas and pockets in and around Tulsa that we enjoy very much.

Thanks so much you are hitting my motivation square on. Did you consider the suburbs or were the amenities you wanted close by too to even look or consider? Which am entire were key to your decision on midtown?

Does the climate seem identical or slightly cooler?

The spouse wanted to live in the suburbs of Tulsa, south Tulsa. Since we are now empty nesters, I wanted something more "urban". We also looked at Broken Arrow and the Jenks area. I really liked Broken Arrow and the Rose District. However, BA was going to be too far for the commute. Getting a shorter commute was one of our factors in relocating here.

There seems to be new housing around the downtown Jenks area and Bixby, which looks nice, but, it was too "suburbia" for me.

Once we toured Mid-town, Mid-town won out. Established neighborhoods and the real estate purchase here would be a better choice for us. We are in a very nice quiet area with larger lots. We are close to the shops and dining along Peoria (Brookside) and the shops and dining along Yale. We are close to St. Francis medical complex. We are close to the Whole Foods and Trader Joe's in Brookside as well as Reasor's. We are close to yoga and our awesome gym. We are close to Utica Square, a very charming shopping and dining destination. We are 15-20 minutes from the airport, which is a true luxury for us after spending anywhere from 45 minutes to 2 hours trying to get to the DFW airport, especially if you hit it at rush hour. We are close to downtown which offers the BOK and the minor league baseball team, among other amenities. We spent some time downtown recently at the Tulsa Tough bike races and it was a total blast.

I am also amazed at how cheap it is to eat out here compared to DFW. Yep, there are some very nice fancy upscale places and it will cost $40 and up an entree, but there are some wonderful Mom and Pop restaurants that offer good food and good prices all over the Tulsa area, including downtown.

I like the climate here a whole lot better. So far, it feels cooler. The mornings and evenings so far have been much cooler than DFW. I feel that it is a touch more humid here, but not a deal breaker at all. I have been able to sit outside at 7 and 8 pm and enjoy a cocktail outside while the doggies run and play. It is suppose to get hot later this week, but so far, there has been only 1 day that I would consider it a DFW summer day. Fingers crossed those are few and far between.

Highly helpful. If commute were not a factor. Would midtown still win out? Neither of us work but proximity to medical is key for my wife with her severe autoimmune issues. Biggest concern for us is finding top flight medical specialists to handle her unusual reaction in the four autoimmune issues that play her.

For me, Mid-town won out, with or with out the commute. After the Tulsa Tough races, dining in some downtown restaurants, and then seeing the ballpark downtown, Mid-town won out with the spouse. The commute is about the same whether we are in south Tulsa or Mid-town.

I would check out which physicians line up with your wife's needs and see where they are located. My hunch is these will be in and around the St. Francis medical complex area or in and around the Utica Square area.

FWIW, our allergy issues are better here than in DFW. (clueless if this factors in autoimmune issues).
