I'm looking at some rental homes, but am unable to visit Tulsa before we arrive with our household full of stuff.

One of my biggest concerns is that an area be absolutely safe and quiet, as I have a nearly-3-year-old son. So is anyone familiar with the following neighborhoods?

1053 N Narcissus, Broken Arrow - S 145th E Ave & E 71st St, between Rhema and Rockwood Parks

7811 E 15th Court, Tulsa - E 15th St and S Memorial area - this is a cul-de-sac, which is a very big selling point to me right now.

3334 S. 93rd E. Ave., Tulsa - E. 31st & S. Mingo area

10223 E 7th St, Tulsa
- E 11th St & Mingo area




Hopefully someone might be able to shed some light on these areas... I know BA in general is a pretty good area, but I'm sure there is a bit of variability within that large area, as well. I'd appreciate any input anyone has on these neighborhoods.

As best I can, in order:

1. Looking at the aerials and my recollection, these are all duplexes in a semi-older area of Broken Arrow. Not a bad area, but it is fairly close to Rhema.

2. This is a late 50's early 60's neighborhood that has older residents and I used to have a friend or two there. Very middle class and lot sizes in this area are usually doubled. Very close to a church.

3. Looking at the aerial, this is another older neighborhood; I'm not as familiar with this one though. It appears the home may abut a small stream. Anything east of Mingo in this area though is a little seedy.

4. Another 50s or 60s neighborhood. My best friend lives about 1/2 mile north of here, and this is a very friendly neighborhood. Plus to this area: the local police substation is about a stones throw away at 11th and 101st East Ave. That can also be a minus. You're also close enough to 169 here where noise may be a little problem. This street runs fairly close to some seedy apartments I used to live in back in the late eighties (before they were seedy).

Well, I was looking more for opinions on the state of the neighborhood. Yes, I can look up crime statistics.

Funny, I lived at 1107 North Narcissus back in '83. It was a very good neighborhood of duplexes then. It was safe and clean. I don't know how it is now but BA is a very safe, clean city.

Figured I could throw in my opinion, too. The more the merrier, right?

A lot of the renters in this area are Rhema students, but unlike most college students, I think you can trust them to be rather quiet. I think the biggest bonus is that this house is very close to Rhema Park where you can play with your child. Also there are a few preschools in this immediate area. And there's a Super WalMart less than a mile away (on the southwest corner of 71st/Kenosha and Aspen/145th). The biggest drawback is that 71st is a busy road - especially on Sundays and around Christmas time because of the floods of people going to Rhema.

Sorry, but I'm having a little trouble remembering this part of town. For some reason, I don't remember having a great feeling about it, but I could be remembering it incorrectly. I'd trust BigOkie on this one. I know that McClure Park is about a 1/2 mile away, but that's it.

3334 S. 93rd E. Ave., Tulsa
One of my best friends lives in this area. For him, the biggest bonus is the close proximity to the highway. He has to be in south Tulsa and downtown nearly everyday, so this is a great halfway point for him. However, it's not the best area. There used to be a grocery store in the shopping center just north of the house that you're considering, but it closed down a couple years ago and I don't think anything else has moved into the space.

10223 E 7th St, Tulsa
Since you want to be someplace quiet, I would avoid this one. It's just too close to the highway for me. And as Big Okie said, there are some more seedy pockets around there. There are nice areas, too, but something tells me it won't be right for you.


Without knowing where you will be working and what sort of commute you're looking for, I will tell you that my top choice is the house in Broken Arrow. The location is convenient and the little park at Rhema is very pretty.
