OH MY God, thats exactly whats going to happen. Westerners are going to have to relocate back east creating a housing boom there. Realestate prices will then fall in the west and that will be a good time to buy. less people out there = less problems. Thanks.

That will take a long time to materialize regarding migration patterns, and the ongoing extreme drought and worsening water shortages will get far worse even if housing prices decline.

A trickle can quickly become a flood. I just put my house on the market, as did my partner in PC. She's already under contract. We're headed to coastal CT, high enough to be unconcerned about storm surges, flooding etc. It's a lovely place. Reasons include new grandchildren back east, but the whole western water thing also plays a major role. The Utah government's utterly unbelievable (and predictable) lack of serious action on the water and drying GSL was the last straw.

And guess what? Most of the people in my circle have exactly the same concerns we do and are making similar plans. Are we indicative of a broader and growing trend? I don't know. But what I do know is that the real estate agents I've talked to have all noted that a disproportionate number of sellers are leaving the state - cashing in before the market really tanks. Coincidentally, I write this from Santa Fe where I have friends and family. They report a similar concerns in NM and a building exodus of affluent eastern transplants heading back east.

Back to Utah.... Despite all the rosy growth predictions, "best run state" palaver and other boosterism, I'm convinced that Utah is headed for massive problems that nobody is prepared to solve. And I'm far from alone. The golden goose has been cooked. Good luck folks.
