I love the snow too. I miss it here. Estes Park is awesome. When I was little all our family vacations were there. Hey check out the "north pole" too when you are there.....great place to take kids. Colorado is beautiful. I am partial to the skiing in Utah however.....gotta love that powder!!

Thats great.........sounds like you are on the right track. Yes living within your means it a motto everyone should have and the problems wouldnt be happening right now in the real estate.

Wow! I applaud yor accomplishment, and your forethought. Good for you!!!!

This mortage mess, is a nightmare for a lot of people. And I know that a couple of years ago when all the "creative financing" was going on, that it really was a godsend to some people who would have never been able to afford their own home.

They were optomistic and were hoping for the best.....how sad for them now.
I know some were trying to get their foot in the door and then re-fi to a fixed after a year or so.....
.......not everyone was trying to keep up with the joneses....

and then you have the mortgage companies and banks who were really pushing these ARMs, and the equity lines of credit...etc.....instilling a sense of security that the rates wouldn't change......
I'm anxious to see the results of all this.....

Maybe when I learn to ski, I'll come back to Utah to do so.....but I doubt it...lol.
I just got some new listings on houses up there today, and there's one that I'm dying to go see....it's georgeous! I think the smart thing to do, would be to buy now, while the houses are still so low, and then maybe just let a prop. mgmt. company keep an eye on it for us.....

Very smart to buy now....thats what we are going to do if we ever get one of our "short sale" offers to go through.

Winter Park is my favorite ski area in Colorado. Of course I haven't been to many.
