So I am still unable to find a place to rent in Vancouver or Portland. I cannot go through property mgmt companies because they all seem to have a restricted dog breeds list and German Shepherd is on there and that is the 1 dog we have. I keep checking craigslist and padmapper.com with no luck. No one will rent to me because of my dog. Any assistance or recommendations on where to go from here would be greatly appreciated. My dog has no destructive habits and he will be 10 in May so hes getting pretty lazy. Its just his breed that people have an issue with.

Don't consider it 'people' or Landlords, or your dog. (age has nothing to do with the liability risk)
It is all about insurance coverage and a litigious society. The Insurance Company will drop the coverage, and property owner is at risk of losing a lifelong accumulation of assets. Poof, gone.

I is usually quite possible to find a rental that accepts pets. (The last place I would ask is a Property Management company, or a corporate / LLC / Partnership ownership.)

You should consider buying a place (rates not likely to get better). You can finance $200k for less than a $1000/month mortgage payment.

I plan on moving cross country, renting initially, then buying and I anticipate finding myself in a similar situation as I have a large (greyhound), but docile dog.

Any tips for convincing a prospective landlord to allow a larger dog? For example, I carry a million dollar umbrella policy and I will have letters of recommendation for the dog from longtime pet sitters. Do most landlords just say no dogs, then negotiate from there?

Thanks for any insight.

Yes, places will be advertised "No Pets", yet some owners will allow (usually rural places). You could offer to pay for the additional coverage the landlord will have to add. (Will be ~ $300-$500 / yr cost)

You didn't mention Zillow. Have you searched there? That's how we found our rental that allowed pets.
