I'm not really seeing much that could be re-used for shops, restaurants, and condos, other than the odd fixture, tank, and wall here and there.
Mmmmmaybe the office section that fronts NE Adams and 4th, and that's probably all.

It will be a great location for commuting. But I'd be really skeptical about buying a lot until I see how the neighborhood actually develops. Is it going to be a bunch of $350,000 townhouses or starter homes, or $700,000 upscale homes?

I'd also want to see how the rest of the area develops. Is it going to be really nice higher-end stuff like say Bridgeport Village down in Tigard? Or is it going to wind up being just an everyday strip development like they just built behind Costco?

They should just put commercial / service apartments there for residences (who wants to live within the noise of a highway / train / barges / airport). Then... when finally necessary (Sales are high)... add Commercial space (offices that employ the really wealthy who need to be close to airport). Would be nice if they would have excluded any 'high-traffic' tenants / development (It's already a major intersection... spare us the agony of concentrating MORE traffic in one spot. (That is what those $200k 'traffic studies' are supposed to avoid.)

The lots are selling and some pending at $300- 400k just for each lot and to build homes amounting to $1m for tbe larger lot facing north & views and just little under $1m for lots facing west they said.

Townhomes are also in the million dollar due to views. Being up there i actually couldnt hear any road traffic below as the lots are too far up . I somewhat think these condos will be similar to the vancouver waterfront by the beaches restaurant & resannaince trail area - look up S2015 SE Columbia River Dr UNIT 130 or 5841 SE Columbia Way #201. So i suspect its going to be high end as their current condo now is selling for $1 to $2.4m over there.

Interestingly the columbia palisade goes to camas schools it will attract alot of families than the one at vancouver trail by the columbia river. So i think its going to be upscale only. The viewpoint up there have been sign posted tbat its for residence only.

Its going to be interesting to see how the rest of it develops.
