I spend a lot of time at county and city planning offices, it is very interesting (to me). And very enlightening too! (how the system REALLY works). Grease the correct spots (people) to keep things moving.

You absolutely must do this if you deal with property speculation and development.

or... if you want to know precisely what is going to happen in your neighborhood.

Thanks. It is not my neighborhood, but we drive past frequently. So, apartments and drive through fast food?

Proposed mixed-use project including 256 multi-family units and 6,000 sq. ft. drive-thru

Drive-thru is a designation to allow that type of use (Traffic studies and access points required), It can be anything up to that impact (or less). With 256 apartments, I would expect a Minute-Mart / 7-11 as primary tenant. Anything 'vehicle' maint or service related will not be allowed (drive-thru car wash or oil change business)

I doubt it'd be a 7/11 since there's already one less than a mile up the road.
