I know this is a topic that will no doubt produce some varying opinions but I thought I would post it anyway.
I am relocating with my company to Westlake Village in March. From what we have seen we are fairly confident that we will end up living in Thousand Oaks. We will have 2 kids with us; 3 years and 6 weeks.
We want to live in a nice neighborhood (I know, who doesn't) that has other families with young children. House budget of around $700k.

We like the look of Lang Ranch. Anyone have experience of this area and whether it typical attracts young families?

Any opinions? (I'm sitting back and waiting for the deluge already).

For $700K, you should be able to get anything in TO, have you looked at Dos Vientos Ranch area as well? I don't know TO that well but from what I understand, it's pretty safe.

I lived in Lang Ranch from 1997 to 2006.

Stay away from hilly or busy streets. Get an end of a cul de sac.

Another nice place is Lynn Ranch - it is not part of Thousand Oaks.

One negative of Dos Vientos is it is potentially a long way from "Plan B" jobs when you lose your Westlake Village job. Your next job is likely to be further east, maybe the valley or worse.

Lang Ranch Elementary School is suburb.
Los Cerritoes is OK, but not steller.
Westlake High is outstanding.

Many of Conejo Valley schools are outstanding.
Oak Creek, where we lived, east of Arboles and Westlake had a 20 year Mello Roos of about $1200 a year.
Some of the communities (not Oak Creek) had community pools. I think that is the way to go but the HOA may be higher. Oak Creek had no HOA.

That is true for "plan B" but it's not too bad of a commute for the WLV job. You can take Potrero Rd. the whole way. I used to take Potrero from WLV to Camarillo and it was a pleasant drive. If you have a sportier car it is even nicer. I would gladly do it again, especially if I could live in Dos Vientos.

Lang Ranch is nicer and newer.

I grew up right off of Avenida de los Arboles and Moorpark Rd more towards Wildwood. Summerfield area I guess it'd be called. There are some nice remodeled homes in that area. I don't know about kids though, it varies block to block. Our block had many families who had been there 20 years with a few newer young families sprinkled in.

You could also look in the area off Olsen Rd and Pederson just before Sunset Hills. It'd be an easy commute to WLV with no freeways.

wildwood is very nice for family. I grew up there in the 90's. tons of Parks, hiking trail, many good schools.

To the OP: be prepared for hot summers. I'd trade the extra few minutes on the commute and live in Camarillo for the 3-4 months of blissful weather while folks in the Conejo Valley are running the AC, sweating or driving to breezy climes.
