What does "reasonably priced" mean? Theoretically, everything is in market force equilibrium and the price is set by supply and demand so it is therefore reasonable.

Almost all of Ventura County is safe. Do you have any neighborhoods in mind?

Also, maybe get more specific on what you want rather than your situation. As an example, 2BR 2BA single level.

Default ok, yes 2br, 2ba

with at least 1br down. I'd like around 1000sf or more, garage would be great. I was hoping to do under $100k and do not need to be in the thick of things....to me quiet is nice, so something down the road a bit from all the action is ok and actually preferred.

Also, i'm not stuck on Ventura county. I have family in Westminster and Garden Grove, but those neighborhoods seem over run by illegals with some homes having 8 to 11 or more people living in them.

I would consider a nice mobile home park if that exists and the lot rent is not crazy. I am in DFW now and betwwen the terrible humid summers and the stupid ice storms every winter I need out of her!

Well, Twincam, that budget is going to be tough.

Mobile homes are awkward because you don't get the benefits of fixed cost by owning (the land lease can increase) but you can't move should the rent increase past what you think is worthwhile (because you can't move mobile homes easily). I am vehemently opposed to rent control but in mobile homes, I support it because the park operators know you can't just leave and can really gouge you. So if you go that route, make sure there is a solid rent control program.

In Ventura County you will find it in South Oxnard and part of Port Hueneme. Some of the listings are also short sale. Condo HOA in So. CA is also high usually around $200-$300+

"Reasonably Priced" in my mind means parity or favorable to comparable rents and the affordability of homes given the income of the local populous. Since homes are largely a leveraged investment, the credit markets (terms/products, rates, availability) play a huge role in influencing home prices. That taints the theoretical concept quite a bit.

Rents move much more quickly than home prices and reflect what people can really afford to live in the area. The equivalent rent on a home purchase also indicates the attractiveness from an investment perspective (similar to a cap rate). This along with a review of median household incomes in the area vs. the median home price in the area, in my mind, comprise a good determination of "reasonably priced."

Some areas, like Irvine, are unreasonable because you can rent a similar home on the same street for hundreds (sometimes thousands) less than it would cost to buy the place with a decent down payment. Sites like the Irvine Housing Blog detail this disparity on a daily basis, showing the true monthly cost to own a place in comparison with renting with a new subject property analyzed daily.

Historically, there is a premium to renting rather than owning (the penalty for not having a downpayment, lack of creditworthiness and the flexibility to move quickly). This wasn't the case during the 'bubble' years.

To the OP --- fortunately, many parts of Ventura County have corrected but some still have a ways to go.

I would start by looking at rentals in the areas you're interested in then determining a budget based on that (solving for home price from that monthly figure, inclusive of taxes, reserves, homeowner fees if any, insurance, etc.).

Default Honestly, I will be purchasing

a home/condo outright in full. I am trying to eliminate payments and slow down at work so I can enjoy my life.
I have been on the road with work 17yrs, engaged twice but the job ruined that both times. Now I will be working 4 to 5 months a year maxx.

So all I want is utility payments and basic monthly bills.....
