Hello all! I have been working in the Ventura area (PH) for the past two months and will soon be permenantly moving here for work. I've been scouting the area (and the internet) and have come to the conclusion I'd really like to avoid large complexes if I can help it as they seem to be quite the grab bag and I've had good luck with renting from owners in the past.

I am looking for a 1 bedroom (hopefully with at least 600 sq ft) for around $1300 (1100 being the ideal).
My priorities would be safety and proximity to the PH Base and the 101 freeway.

However, I haven't been able to find that many places for rent by owners or property managers.


Are there some safe areas that have a tendency to rent condos, guesthouses, or a unit in a triplex?



Some areas I have been interested in:

-In PH, I found some condos for rent on the backside of Channel Island Dr and near Hemlock, but it looked a little questionable.

-Also there seems to be some condos off of telegraph and Saratoga in Ventura, but I am concerned by the "crime level" shown for that area. How bad is it?

-And finally, although I'd like to avoid the complexes, does anyone have any experience with Capistrano Apartments in Camarillo? They seem to be alright, but the majority of the people I know have rented off of Daily Dr. instead, which I found to be peculiar.

You might consider Silverstrand if you're not picky about a small kitchen, there are many granny flats in some of the 3 story homes. I'd also check out apartments on the peninsula of the harbor. I lived there many years ago and it was quiet and gorgeous. There are small units in midtown in Vta, just avoid the Ave. Hueneme can be ok, but can also be sketchy... I'd avoid most of Oxnard, it's a city of have and have nots...
(I lived there for 20+ years and moved 2 years ago to Casitas Springs.)

Thank you for your advice! I spent the evening wandering the west side of harbor blvd, it is beautiful!!! Sorry to bother you agaij, but what penninsula area do you mean? Is it the stretch of beach from silverstrand to ventura or just the ventura side? And how are the areas between harbor and say, main st?

Channel Islands Harbor has a peninsula, and it's actually called...Peninsula road. There's a Topper's pizza you can see from Channel Islands Blvd (before the bridge going over the harbor and turns into...Harbor). There is also a fire house where you'll go to vote if you move into this area... I lived on that side of the street. At the end of the peninsula is the Lobster Trap and a hotel. On the other side of the street the tenants were not always quite the same caliber... Anyway, you'd have million dollar views here and a safe building with a heated swimming pool. Many tenants had lived there for years. There are some nice places as Hollywood Beach as well, but they might be out of your price range... Avoid Marina Village. Drugs, overcrowding, etc.

I know Ventura less well. I've heard that the townhomes right on Harbor before Seaward can be questionable. I personally think being mixed in with fewer rentals is a safer bet. As I've found in a triplex, other tenants are a very mixed bag, and properties can turn over frequently. If you go into a complex that is all rentals, you want a strict landlord.

Would you be interested in a guesthouse/granny flat in Oxnard...Riverpark area at fraction of the cost? Check out craigslist. I've found the following:

- studio
- ~365 sq. ft
- private entrance
- private bath
- covered parking
- close to new shopping area soon to open (The Collection)
- ~$750 w/ utilities

Thanks Litlove! Sorry I disappeared for a bit, I'm on travel so computer fun times are off and on for me :P
Yeah, Marina Village that was the area that I stumbled into first, not really sure what to think, but that being said I have spent time in some-not-so-great-on-the-outside sort of places that ended up being full of wonderful people. Still, I am trying to err on the side of caution for now.

This is turning into quite the research project.

Thank you for your help, I didn't realize the Riverpark area had granny flats (I am tempted by their over priced shiny things).

I'm still hunting, after checking out some apartments, I think I am going to go the private owner route...
