We are looking at buying a house in Oxnard or Ventura area but are not familiar with the area. We found a house that we really like on El Dorado Avenue in Oxnard. Is this area a safe area? Thank you in advanced for any information.

No, I would look elsewhere. El Dorado is a pretty notorious street in Lemonwood (which is a dangerous neighborhood by Oxnard standards). There was a officer involved shooting on that street last month. Half the street is houses the other half is low-income apartments.

If I was going to live in Lemonwood and El Dorado was my choice for a street, I would want to live between Joyce and Emerson. I would not even look at anything between San Mateo and Channel Islands. I don't want to live on a street that is half homes and half apartments or Condo's. From what I see the apartments may have been turned into condo's as one of the units if for sale. Then again look at the price: $199,000 which is almost unheard of in Oxnard in today's world. Across the street from that unit is a single family home with an asking price of $389,000. To compare The house that is for sale North of Joyce has an asking price of $525,000. It is a newer more modern home than the homes further south.

I understand if price is a factor. My wife and I would be priced out of this market. Buying a home would not even be on the table for our family. Still, as much as I am a cheerleader for Oxnard, I would never buy in Lemonwood. I do have friends that grew up there. One family I am close to is still there after 40 plus years. I can tell you this that my story and their story are very different. Our experiences are very different.

My thought is if you are going to Lemonwood anyway, look a bit south and check out the homes in the Tierra Vista Neighborhood, south of Pleasent Valley Bordered by Olds Road and Sanford. Or check out College Estates or Blackstock South. I look at Lemonwood as an Island of Oxnard. It is kind of seperated from everyone else due to where it is at. I think you would like so many other places on the South Side if that is where you are thinking of living.
