Our ten acre ranch has been for sale since the end of May 2017. We have lots to offer and everyone said their aren't any comps in our area for the price we are asking. Our place is beautiful and well maintained and only three families have come to see it. What the heck??? We live at the tip of Ventura County but our address reads Frazier Park. Anyone else having a problem selling their property? And how far can they go for comps??? I thought Ojai or Fillmore for sure? Any information would be greatly appreciated.

Is there a house on it? If so, is it connected to public utilities? Does it snow there? How far to a store?

These factors make it different form posh Ojai, or Fillmore with its cute little downtown and close-in fields. And both have relatively close freeway access, medical hospitals, schools. So, probably need a price reduction.

Most people aren't interested in buying a 10 acre ranch, so it will naturally take a while to find a buyer. There seems to be a lot of brand new homes for sale there on .25 - 1.0 acre lots. If your property is surrounded by these new developments, that could be a turn-off to some looking for ranch property. Hope you find a buyer soon, and at the right price you will.

Selling a 10 acre place is a hard sell. It is a limited market. When you say tip of Ventura county, and Frazier Park, how close it that to Ojai or Fillmore? How for of a drive into Ventura or Los Angeles?

Can you show the listing here?

Also your saying you have been on the market since only May of 2017. That is only three months. I have known other properties that have sat on the market for much longer and they are single family homes that are easier to sell.

Have you looked at other property owners in your area that may want to add to their place?

For me I would love a 10 acre lot. Not sure my wife would be as happy about it though. LOL

It's right near the 5, just south of the Grapevine, just west of Tejon Pass.

It might as well be in Kern County.

A property up in Lockwood is going to take a very specific buyer. Unless the person works from home or only has occasional trips into an office it's not very realistic for a typical M-F type which I'd think are the majority of buyers.

Coming down the 5 into Fillmore or the 33 into Ojai are going to take a good hour and neither location is overflowing with well paying jobs. Even someone going the other way would have an hour commute into Bako plus having to drive the grapevine twice a day doesn't sound overly appealing. I would love to own property but I work in Ventura and would have a 90 minute commute each way with out traffic. If someone needed to go into LA with any consistency it'd be horrible IMO when you add in their traffic. There are probably some jobs in Lebec but how many are going to pay for a half million dollar property?

It all goes back to a buyer with a specific set of circumstances and that will likely take some work to market to or a lot of patience for them to find you.

Also, just guessing but I don't think you could use Fillmore/Ojai comps because they simply aren't comparable. They are much closer to a variety of employment, schools, hospitals, entertainment, etc.

For me I would prefer a second home in the Pine Mountain Club area. As a primary home I am not too sure.

Thank you all for your replies. Sorry it has taken me so long to answer.

1. There are many families that travel in either direction to Bakersfield north or Valencia, Los Angeles south for work believe it or not. Bakersfield 40 minutes, Valencia 40 and Los Angeles 50. The 33 to Ojai is 16 miles from our ranch takes 50 minutes mountain road.

2. It takes a good hour and a half to get to Ventura going down the 5 to the 126 as I travel it at least four times a month.

3. I don't know the percentage but parents do home schooling. Schools are in Frazier Park.
4. We are at an elevation of 5,200 and it snows mostly a few inches and then melts. In the 15 years I have lived here there was one time it was 2 foot.
5. We have a ten acre ranch fenced and cross fenced with 3 bed 2 bath house and 2 bedroom 2 bath granny flat. We have barns and corals enough for 22 horses or whatever farm animal you prefer.
6. As far as comps there is only one that went for 500,000 more than a year ago. There aren't any others around. Yes it will take a special family to buy our ranch.
7. We are surround by Los Padres National forest where wildlife is abundance. The stars at night you could almost touch them it is so clear and the air crisp. 29 degrees last few nights
8. Frazier Park is 14 miles and freeway 17 miles (I-5) Our address says Frazier Park but we live in Lockwood Valley Ventura County which is approx 7 miles west to the Kern county line.
9. Starting next year they are going to build new homes in the Fort Tejon area and off the 138 highway. Plus towards Bakersfield an Indian casino being established in two years.
