We will be relocating over the summer to Ventura County.
So far, two areas that caught our eyes are rancho and dos vientos.
Both seem nice and I *think* you can't go wrong with either one.

Spoke to 2 different realtors and both commented pretty much the same.
Rancho used to be the "in" subdivision at one time
but now Dos Vientos is where most families want to be live in.
Both agents also said while DV is nice, they prefer rancho.
Couldn't really explain why, just said it was a vibe.

For you locals, is one better than the other?
I know DV is further out, secluded you might say, from the 101.
I don't mind that.

Subdivisions we drove through were rancho, sedona, and palermo, is one better than the other?

Are there pros and cons between living in DV vs RC in general?
Why would one choose one area over the other?

I'm asking as an outsider not fully familiar with the area.

Neither. Rancho Conejo are like Nazis, no street parking at night. Go in there and knock on some doors to get a feel for the community. Dos Vientos inside the gates seems too cramp. There are newer homes near DV by the park, and the YMCA which are nice and not confined to the gated community. Neither. Rancho Conejo are like Nazis, no street parking at night. The main gate of RC is within half a mile from Las Casitas neighborhood, do a google search for yourself to understand CV surroundings beyond the gate. If you set on those 2 choices, then DV is better: less freeway particulates polution, cool air flowing in from Pacific Ocean, no commercialization/industrial zoning nearby, nice biking and walking paths, plenty of hiking and horse back riding in the Santa Monica mountain, lots of vegetation.

Dos Vientos wins! Better location in terms of open space, more consistency of neighborhood, great breeze. R is warmer, more pollution, crime is higher nearby, although still safe. Home appreciations will be better in DV. Good luck!
