Hiya!
Well, I am planning on moving to Oxnard in the early 2009, with my family. I checked Oxnard and found out that it has a very low crime rate, even lower than Santa Barbara where I am currently, and was quite impressed. Now, however, alot of people have told me that there are some really shady areas and i dont want to end up living there. I wanted to know what the best areas in Oxnard are?
Also, I can only pay upto $1000 on home rent, which I have found to be sufficient through this site:Oxnard Houses For Rent
Now the other thing I wanted to know was how are these areas, in the above site?
All help in this regard shall be highly appreciated. Thanking you in advance....

I live in the North Side and that is considered nice. Rents for a 2 bedroom apartment off of Vineyard will be about $1,400 although I have heard they may go down due to the real estate melt down. During the past couple of years rents have shot way up due to people loseing their homes and having to live somewhere. Now many are leaving apartment living and purchasing a home or condo.

Are you looking for a 1 bedroom 1 bath place? You may be able to find that on the North Side. Chances are though you will end up in an older building or a 4 unit building. Ventura Road north of Gonzales may have what you are looking at for that price, but it isn't the nicest part of town, although it is in the North Side of town. You can also try many of the complexes on Gonzales road between C street and Ventura Road.

Good and bad neighborhoods can be found all over the city. Generally speaking the North side is very nice. The North East side near Gonzales and Rose is nice if you stay away from the Colonia area. That is our version of the Projects. Near Saint Johns Hospital are some very nice places to rent in newer complexes but way out of your $1,000 range.

The West Side also has some good places to rent. At the corner of Patterson and Wooley has a nice complex that you may try. Lots of apartments most of them 2 story units with the bedrooms on the second floor and the living area on the 1st floor. I know that may sound funny explaining it that way but near the ocean many of our homes have the living areas on the second floor and the bedrooms on the first floor to maximize the view from the main living area.

Many of the places that you can afford are on the south side. Try and avoid that area of town if you can. I have heard that a lot of improvement has been happening down there, but seldom drive down to that end of town. There are a lot of places that will fit into your budget in the south side though. If yoy decide that is the place for you drive the area during differant times of day. One big problem with the southside is parking. Make sure you visit during the times people are home to see if you will have a place to park.

Another place you may consider that is in the Oxnard area is Port Hueneme. The city is surrounded by oxnard and the Pacific Ocean. Very nice parts near the Channel Islands Road area between Ventura and Victoria that rent apartments that may be in your range. At the corner of Channel Islands and Ventura Road is a shopping center with a 99 cent store. Behind that shopping center is a nice complex with studio's on up to 2 bedroom units that are affordable. Not too far of bike ride or drive to the ocean.
