We are relocating to the Montpelier area and would like to buy some land (>40 acres); however it seems that land for sale in Montpelier itself is quite rare. I've seen some acreage for sale in Moretown, Waterbury, and Barre Town. Does anyone have any opinions on any of these areas (or any of the other areas around Montpelier)?



We have a toddler, so we are mindful of finding a good school district -- I've seen some more negative opinions of Barre Town and Moretown seems like a very small school (and I grew up going to a small school!). I've read a little bit about School Choice, but that seems to be just for high school right? Is there something similar for elementary school?



We also enjoy using the internet. Would areas like Moretown have internet service available? Any tips on how to confirm internet will be available before buying (i.e. can we have the internet company come out and run a line before buying?)


Waterbury seems nice because it would be a little closer to Burlington, but it also seems a little more upscale than some of the other towns in the area -- is that a good read?

Montpelier itself is a pretty urbanized place so 40 acre parcels are not going to be that easy to come by. East Montpelier might be an option for land. Berlin might be an option too. As would other towns nearby. Not sure on the internet there. Barre would be my last choice in that area. Keep a close eye on flood zone maps.

Concurring with the above. Montpelier is not large land wise and is pretty built up. East Montpelier, Middlesex and Berlin would be good towns to look at. Calais too.

Hmmmm... A first time poster, looking to buy over 40 acres in Montpelier area, seemingly concerned that one nearby town is more "upscale."

At best, it seems that almost no homework has been done on what would be involved, what costs might be - both up front and ongoing, and what would and wouldn't be allowed in using or developing the land. Why do I suspect this might be just an internet dreamer?

OP, perhaps you would provide more information? Amount of money available, ongoing income, expectations on what might be done with 40 acres? I can say that the possibilities of realization of this for an average couple and satisfaction with the results are less than five percent.

Responding further without that basic information is a waste of time.
