Heck then, maybe look around the Wilmington area in NC.... Nice beaches IMO.... Check the Real Estate prices in New Hanover and Brunswick Counties and see..... Who knows???

If you go to the websites of William Wood real estate or Long and Foster real estate, you can type in your criteria and find homes in your price range. You can find fixer uppers or foreclosures in the price range you're talking about, even in the city of Virginia Beach itself. Another option is to look in Suffolk. It's about half an hour from Virginia Beach and there are places there where they build modular homes on foundations typically on .5 to 1 acre lots usually for less than 175k. Portsmouth and Newport News also tend to be a little more affordable, just be sure it's in a decent neighborhood.

A modular home is a good suggestion. In that price range, they offer the most space for the dollar. I'd also suggest southern Delaware, towns like Bridgeville or Millville. It's close to beaches, seems to have a healthy economy, and lots of modular homes.

Lynchburg. check out lynchburgmls.com There's a wide range of prices but there are sfh in the $175k range.

Lynchburg's got great home values but It's at least 4 hours to the beach from here.

Lionandlamb, I just did a quick search in James City County and New Kent County and found properties with 10+ acres ranging in price from $220,000-$8,900,000. Can you provide a little more info about your housing needs, like minimum bedrooms, bathrooms, square footage, ideal price range, etc? Also, you may want to consider posting this in the Hampton Roads section to get more replies.
