My wife and I have just moved out of an apartment we lived in for four years in Norfolk Virginia they are claiming that we have to pay the full fee to replace the carpets in both of the bedrooms due to the fact that they detected urine stains on the carpeting. Both bedrooms have flooded in the past and when I ask how they know if the staining on the carpet was urine and not just water damage due to the flooding they claimed they have a machine that detects the presence of urine but when I asked to see the results of said machine all they provide is a picture of the back of the carpet. I have read in several spots that you should only be financially responsible for the remaining life of the carpet some places say seven years some places say 10 years for life expectancy in carpet when I called them out on this they say that due to the fact they have detected pet urine there isn’t any depreciation in the carpet and we must pay full price and it wouldn’t matter if we lived there for one year or 20 years. I frankly don’t believe that that is true and I feel like I’m be pushed around by a big corporation. I would like to know if there is any where that states exactly what the law is for depreciation in carpet in Virginia so I have something in writing to go back to them with .

We had a puppy that had a couple accidents. Everything cleaned up ASAP

Then it sounds like they were correct. Were pets allowed here?

Yes we paid $300 “fee” and $35 a month. But why should I have to pay full price to replace the carpet that’s four years old

Since they were allowed and you paid the fees I would have to believe the landlord cannot what you are describing. An attorney specializing in laws pertaining to renting would be the way to go but financially that doesn't make sense. Hopefully someone comes on here with that kind of knowledge.

If you go down to Legal Matters there is a place to discuss Renting. Maybe you can find help there.

The pet rent is designed to recoup the cost of having to replace carpet in pet-occupied units or other damages possibly incurred. In four years of living there they collected over $1500, which is more than sufficient to cover replacing two bedrooms worth of carpet.
