I agree, before you make a offer, check things out or else you are liable to the seller and should pay expenses, its not their fault you did not do your homework here...fairness here. I made that mistake, but I never let my child out of my viewing area and she is ok and will continue to be so, cause I WATCH my child at ALL times...most don't around here, misery in the making here too, poor children...don't want be here when it goes down either. Predators will never change, they are pure evil, don't care how it happened, they choose to violate someone and should pay and people need to be warned here too.

My solution? Moving to the mountains (building a home) getting a few big labs, a 38, signs that warn that I have these...they were warned! Didn't read the sign, its their fault what happens to them, not mine! No sex offenders in the small town we are moving too, and I know, most are not registered, well my 38 will take care of that if they choose to mess with my family!!!

no place is purely safe and if you think that you are fooling your self.
The Amish in Lancaster county are proof of this. Just because there is no-"registered" sex offender lister doesn't mean that the are not any horrible people right next door...it just means they haven't been caught or they haven't acted yet.

Being paranoid doesn't help and keeping your child under survielence 24 -7 doesn't help either. Did you know that hte highest percentage of child molestations are from a family member or care giver? Same with abductions most child abductions are from one parent taking the child in a custody battle. Stranger abductions are a much smaller percentage. your child is in more Danger at an extended family reunion with "wierd uncle charlie" than playing at the neighborhood park.

"I didn't do my homework here?" So then how do I know that there is a sexual offender living next door. Did you tell me, or did I find out on my own?

Or maybe I excercised due diligence? Hmmmmmm

I sense some bias here.

Someone said that they made a offer before checking out the neighborhood, and i had politetly said here, that you do that first here, its wrong to pull out later, that is why you are made to pay "damage fees!"

Looks like we are going in circles. I sign the contract in the presence of the realtor, on the face of the contract it says to excercise due diligence. What do you think I did after I got home?

I excercised due diligence.

I am not "made" to do anything that I don't want to do by the way.

If you break a contract, and if it is ratified, you are MADE to pay the seller fees for the loss, sorry but you are! We all live by the law here, you too!

I prefer circuit court by jury, thanks! I'd love to see the juror's faces when the adverse party tries to convince them that I broke a contract because there was a sex offender next door.

Sorry, but either way, I don't buy your theory and I won't buy the house.

Unless you can show me a signed contract which bears my wet ink signature that shows I agreed to pay said costs you are just theorizing and creating your own laws which "seem" to apply to this situation.
