When you are trying to create a mixed use development you want multiple uses; retail, residential and jobs. While 50 city government jobs are not much, their is probably not much private sector interest in locating in new office space in downtown College Park.

New Carrollton hasn't benefitted from the IRS headquarters building. In fact, the majority of the employees never set foot in PG County. They either drive to the IRS parking garage or take the pedestrian walkway from the Metro to the IRS building. And the employees eat lunch in the gourmet cafeteria, which serves pretty decent food. The federal court house in Greenbelt is another island in the middle of PG County. Then there's the Dept of Agriculture building at M Square. The list goes on...

And that's part of a larger systemic issue in the county. Usually, businesses flock to such large employment centers. Especially near transit. This has been lacking in PG county admittedly, but is evident elsewhere. And I don't want this particular thread to get off track. The reason for this situation has been discussed at length in other threads.

RT. 1 is starting to see a revitalization. So, I don't think there will be a lack of retail in the downtown College Park area after the master plan has been implemented.

That's exactly my point. I don't believe agencies spur growth, from what I have seen. I do think IRS created a few jobs due to firms such as SAIC, CSC, etc,., that were there to be next to IRS. Once sequestration took hold, these firms vanished leaving large blocks of space available. But IRS didnt create mix use. Apartments and retail didnt appear from their presence....

I don't get it. Why not build up the Metro stops? Why is it pulling teeth to get developers to do that? In Montgomery county, its all the rage. Bethesda exploded, White Flint and Twinbrook now exploding...Rockville Town Center, etc.

Well, to be honest, PG County does have areas that are exploding as well. That's the whole point of this particular thread. There are at least 6 projects that will be under construction simultaneously next year. But the problem is that College Park isn't as "sexy" as Bethesda, Rockville, or White Flint. Nor are the projects high-end for the most part. But College Park down to the Arts District is "exploding" nonetheless. I guess the sexiest project along RT. 1. would be the Riverdale Park Station development with Whole Foods.

The Landover Metro stop has developers lined up and projects approved. Construction should start soon if it hasn't already. There are a few projects on the boards for the PG Plaza area. The kiplinger property is being razed for new luxury apartments. The Safeway with more retail is under construction. New luxury apartments behind the mall were just finished.

One could argue that National Harbor was an explosion to some degree. And construction there is still continuing with more planned.

But these aren't out front in the news right now. Look for news to start trickling in once all the projects in College Park start moving through construction. You'll hear about retail deals along RT. You'll see the Landover metro area start to come up to speed.

A lot is happening. unfortunately, you have to look for it. But the hot news right now is about Tysons, Bethesda, and Rockville.

Who is doing Landover Metro?

I knew about these and they are getting noticed. Prince Georges IS experencing a boom, my point was, why did it take so long. Anyway, its good to see but it had to happen. This area is expanding rapidly and I would expect more to come. Areas such as Brandywine are getting new medical buildings, so more to come.

Sorry. I meant New Carrollton.

Well, to be honest, Tyson's wasn't growing like it is now before the Silver Line came. They were having a vacant office problem a few years ago. White Flint was an old and aging mall. The new Pike Rose development is replacing a decades old strip center in Rockville.

There is a recent building boom overall and so all places are getting in on it. But I agree, PG COunty is starting further behind the other areas that are experiencing revitalization. But there is also a advantage there where the county can establish best practices from the lessons learned from other areas in the region.

Tysons still has 20% vacancy rates, its just musical chairs there, tenants jumping to better offices, flight to quality as they say. Malls are not popular these days, White Flint lost Bloomingdales but has a ton of land surrounding the site so it makes sense to raze.

In PG, I'd rather see some sort of Biotech Village than a casino. Casinos have a place and should help with jobs and commerce, but more "out of the box" thinking is needed if you want to attract jobs, which spurs housing and the like.
