New Home Development: Woodmore Town Ctr or Beltsville (Laurel, Calverton: sales, home sales)

A few weeks ago I noticed that new home sales have begun at Woodmore Town Center. Currently they are putting up townhomes facing the traffic circles/road and then eventually SFH's on the interior. The SFH will be starting in the mid $400's.

Has anyone seen these yet? I'm in the market for a SFH and have my eye on this project and another community in Beltsville (Brickyard Station).


My wife loves the homes that D.R. Horton will be building at Woodmore, however I think the location of Brickyard Station is better. We have 3 young kids and will be looking at schools soon, so that will also be an issue for me when I think of Woodmore. Also, Im not sure if the area around the Wegmans is an ideal place to live. Nevertheless, we are torn.

Can some of the experts here provide some insight on Woodmore (Glenarden) vs. Beltsville?? For example, where do you see the best long term potential, because this will most likely be the last home we look to purchase if we stay in this area.

The older homes near Wegman's (built in the mid 2000s) in the area have seen a precipitous drop in home values. A buddy of mine got a SFH for about 400K that sold for 700K before. So if new homes are going for 400K that sounds like a good deal.

It's just as you point out the schools maybe an issue and investing in PG is risky IMHO. Not familiar with Beltsville enough to comment.

I can not say much other than that I would choose Beltsville over Woodmore every time. I used to live in Beltsville. That area in Beltsville seems pretty close to Laurel. That's a good thing. I left PG because of the schools a few years ago. I can't say how they are now though.

I would choose Beltsville also. Woodmore is a bit too congested and close to FedEx field for my taste.

I don't know much about Beltsville, but I really like Woodmore because it's near Wegmans and there is a good bit of development in that shopping center. Also, it's close to the metro which is nice if you need it. Despite what people say about PG, every house we bid on for almost a year had multiple offers so more people are investing and moving here than some might realize.

Beltsville has much better long term potential. The schools in Beltsville are generally better, they have public transportation access right there at that community and Beltsville/Laurel has it's share of development as well. In my opinion Beltsville is just more stable. Woodmore Town Center definitely has potential, but the reality is, is there is a lot of development left to be done and it's really uncertainly how quickly it will come and you would start seeing a ROI.

Is Woodmore at Four Corners? Brickyard is a stone's throw from the ICC, this basically gets you anywhere you want to go, keep that in mind. Also, Laurel is starting to develop more amenties/retail. It might be a good spot, long term

Beltsville is nicer and the schools are much better. Martin Luther King, Jr. Middle School has always been one of the highest performing schools in the county, and it is a National Blue Ribbon School. Beltsville Academy is really good, so is Calverton Elementary. Vansville Elementary is brand new and has a community center attached to it. High Point is also a pretty good high school.

Woodmore Towne Centre is in Glenarden technically, but kids attend Mitchellville/Springdale schools. Kingsford, Ernest Just Middle, and Flowers High (Science and Tech). Pretty good schools and all new. Wooodmore is more convenient to highways,DC, Metro. Beltsville is nice with good schools as well and older, but Rte 1 can get very congested. High Point is an old school that may not be equipped or can handle modern technology such as Flowers High. I would choose Woodmore over Beltsville personally.

P.S. Ive checked out the Models at Beltsville pretty nice and the MARC is at your doorstep.

Thank you all, for the input. I think both areas have their fair share of pros and cons. In speaking with the representative at both developments, each community is looking at least a 5 year build out. That's what makes the decision tough because in 5 years who knows what PG county is going to look like, let alone those communities. I feel the one sure thing is that there is tons of potential.
