Hi Clea, thank you for the well wishes

I thought I had mentioned before, but maybe I didn't, that we did have a realtor that was recommended to us whom we have contacted and who was going to foward our info to other contacts of hers. So we shall see what, if anything, comes of that. Never hurts to have more than one iron in the fire

Smokers need to get it through their skulls---

We don't WANT you!

We don't give a rat's a$$ about what you do to your health, etc, its not because of that, its because we don't want our property ruined! I guess you don't know what a property is like once a smoker has spent any time there, even if they smoke outdoors. It stays on their clothes, etc, and yes, it does ruin the home. Its not a matter of just opening a few windows.

We inherited my MIL home, we never did get the smoke odor out. New paint, new carpet and pad, tore out old wallpaper, new filters, you can still smell it almost as bad as when she lived there.

I own rental property, I want to preserve my equity, smokers, go elsewhere! And don't think we can't tell who you are, that odor lingers on you, your clothes, hair, etc

You simply don't notice nor understand how that smell ruins an environment because you are so saturated with it yourself

OP---why don't you buy your own home, stink it up, then try to sell it 5-7 years down the line? then, maybe you will understand!

I'd like to make it clear, just in case I came across the wrong way in my OP, that I did not mean to rant AT landlords. I was simply having a bad night when I am in a tough position in an already tight market. I was just getting my frustration and nervousness at MY situation off my chest. Thank you to everyone who has been listening and thank you to all those who have expressed their well wishes. I truly appreciate it

I was about to post something very similar. We moved to the DC area and are renting a home in Bethesda with 3 pets. Finding a place that allows pets is easy, as long as you are willing to pay $250 to $500 per pet as a security deposit on top of your other deposits. Smoking inside of the home? Forget about it... Jeez...
