As of now, those commercial vacancies attached to Pilot House are still available, with no signs of further development. Does anyone have updates on this, and does anyone know why they're taking so much longer to fill than the other locations within RPS?

The spaces are probably small for many retailers. That's the issue with most of these places.

That is true. Still, I would think someone would want to snap it up in this prime area. Perhaps the rent is too high and there aren't so many who would be interested at the going rate. It reminds me of a college town development in another city that had around 1/3 vacancies of commercial spaces after a decade of being built. The development's slogan was "Expect More", which I'm sure is what most people were doing.

The problem with most of that retail is that so much of it feels like it's in the "back" of the development and they made it worse by putting Fedex in an end cap where they should have an Anchor Tenant to encourage foot traffic. The new food hall would be an excellent end cap for that entire Fedex building. But no, they gave Fedex their pick of the development. AND they know they got it wrong because there is a giant banner sign on the front and center of the Fedex building for the food hall that is not housed in that building.

It's a nice development, but I have a lot of "they should have done x" with that development. They let Pilot House put Vinyl siding on the "back" to let you know it's the "back," but on Pilot House's pretty side they stopped the public plaza instead of continuing it out to the square grassy park, so now those retail slots in Pilot House feel like unideal locations...i could go on smh

Wish we could get away from this fast casual fad. They rush people in and rush them out. Rush rush rush. I went to France and saw virtually no fast casual spaces.

Fast casual is OKAY. But sooooooo many. Make spaces bigger. Slow them down. Have sidewalk plaza seating.

I saw a huge Le Fantome banner on the Fed EX building. Do you think the food hall took the space beside it as well? Or was it the only place they could hang the banner without it facing townhouses? lol I got a little excited to see the banner hoping that space would be filled. But maybe not. I think that's the best place they could hang the banner that would get the most views.

Exactly. I do not understand that huge FedEx that is usually empty.

I don't think they took the space beside Fedex at all. That sign is basically them saying, "yeah we screwed this up, we wish Le Fantome was here where the big sign is"....Fedex is a perfect fit to be inside of Pilot House in the blue part directly across from Gold's Gym...in the true back of the development.

Not part of the station, but I'm glad 22fifty BBQ is still doing well. I remember when they were at the farmer's market and they sold whole trays. The meat was the most tender and best I have tasted. Waygu beef brisket? Gangster!

Best BBQ joint in the DC area. 2020 and 2022.
