Me and my husband have been in the area for 1 year. He works in Foggy Bottom and I WFH. We love the aspects of both of these developments but we are torn between the two. He is thinking that the National Harbor is a good 5-10 year investment and I tend to think Reston Town Center is a little safer and more our speed. Our budget is around 800k. In your opionion what are the positive and negatives of owning in the two developments? TIA!!!

What makes you think Reston Town Center is safer?

Seriously, the two are extremely and equally safe. As for the safety of one's investment? That is debatable, and I'm interested to see what people think.

National Harbor is a self-contained community with a single road in/out of the developed area whereas Reston Town Center is connected to other neighborhoods. Choosing between the two, I would pick RTC for the future Metro Rail connection and the more established neighborhood. I can't speak to the school districts, but I'm guessing that Reston (Fairfax County) has better schools than PG County.
With 800K, you can probably look into other, more established mix-use neighborhoods that are closer to Foggy Bottom, such as Arlington area along the Orange line.

I'm booster of PG, but I would choose Reston, myself. Actually, I would choose Potomac Landing over both of those.

Reston? No Way. I used to work out there. Maybe it has changed for the better, but it was pretty vanilla as a "town". I'm partial to water, so National Harbor would be my choice.

I think that is a good call. the 10 year plan for NH and the surrounding area is substantive so it would be a good investment overall.
