Hello Everybody, First I just want to say thanks for the time you are spending reading this thread.


I'm currently looking to buy a house for a first time in MD, my wife and I would like to do not spend more than 200K (no townhouse, just a single family house). We are a small family, just my daughter who is 5 years old, my wife and I. We are just looking for something small, since we are not going to live there for ever. What is more important for me will be


- Elementary School
- Safety
- No more than 25 miles away form dc downtown. Also, we would like not to drive more than 1:30 minutes every single morning or evening. (As a point of reference you can use Union Station metro station)


Finally, I know with 200K it is not going to be easy to find a house. But it will not be impossible.

Is your job within walking distance to Union Station? That'd open up other options, e.g. MARC lines, that might make the $200K/house number more plausible.

Yea 200K is a tough sell in the area but there are older homes that you can squeeze for under $250K but they are OLD and usually small and in need of much renovation.

With that budget you're definitely looking at PG county and probably still talking about needing a rehab budget on top of the 200k.

I stand corrected. SFH for $200K within 25 miles can be done.

7011 District Heights Pkwy, District Heights, MD 20747 | MLS #PG9513423 | Zillow

It's 0.3 miles to Thomas Claggett Elementary but the realtor notes say this property falls into the District Heights elementary school district and the school is 0.7 miles away.

Safety? Uhhh ....

Although the listing says that offers were due April 26, additional realtor notes say the contract fell through, so this property is probably still available. Check with the listing agent.

It wouldn't even be that hard to find if it weren't for the school requirement. I have looked at *decent* houses in Hyattsville for just around 200K, but I don't have children. I probably would not be looking at them if I did, to be honest.

Yup, this exactly. Areas with nice schools cost $$$$ for single family homes.
