Well then no retailer would ever come to CP with that logic - isn’t something new or unknown.

Perhaps. But we have seen a lot of retail turnover in College Park over the years. Rising rents makes that summer slowdown even more pronounced.

I was just throwing out ideas. But we see a number of new developments struggle to find retail. The Domain still has the corner space available since it was constructed. The Enclave had no retail for years.

I'd love to be a fly on the wall in some of these retail discussions and decisions.

UMD is a flagship university with RT.1 being a heavily traveled road into a major city. Should be a simple decision. The Southern Gateway will have a stop light and a street that goes right through it. Retail shouldn't be an issue. But it is what it is. They reduced the size for some reason.

If retail cannot survive at the current rent levels then vacancies will rise or rents will have to fall. Pretty simple supply and demand, right. The conditions of the market, including the summer lull, should be reflected in the prices charged.

I agree. Perhaps student spending power can only support so much retail in a suburb of one of the most expensive MSAs in the country.

Or, like I said earlier, get more non-student dollars (residents) into the corridor to bridge the gap.

New student housing complex could bring 296 apartments to College Park



The College Park City Council discussed plans for a new student housing project during a work session on Tuesday night — an attempt to continue the city’s efforts to develop and provide housing close to the university, District 3 Councilman Robert Day said during the meeting.



The development referred to as the “Northgate student housing project” is set to be located at 8430 and 8510 Baltimore Avenue, lots currently occupied by an abandoned restaurant and Burger King, respectively. Plans for the project propose combining the lots and creating a space of 2.054 acres.



Once completed, the development would be about seven to eight stories high, with three interior courtyards. There would also be land dedicated to a small park space and a surrounding trail system would connect Paint Branch Trail to Route 1.



According to meeting materials, it would offer 296 units — many of them with multiple bedrooms — along with retail space and a partially underground parking structure.

The county planning board approved the Gilbane subdivision plan today. The DSP will follow for approval in three weeks.
