Do you think it is ok to focus development on one area at a time? Konterra has over 1 million sqft of development slated to break ground next year. The lack of a luxury hotel won't affect Konterra's success at all. As already mentioned, College Park has a ton of visitors looking for hotel rooms. Southern Management felt that it could answer that market demand for the type of hotel it decided to build. There is no market for luxury hotel rooms in Konterra, Greenbelt, or New Carrolton. If there were, I'm sure there would be luxury hotels locating in those areas. Which is why Gaylord chose National Harbor and not Konterra, Greenbelt, or New Carrolton.

When those areas produce market demand for a luxury hotel, then I'm sure you'll probably see Ritz Carltons, JW Marriots, and St. Regis Hotels start popping up in those areas. For now, College Park and National Harbor is it.

I get your point. I guess I just hope my dream of seeing three or four, maybe five legitimate urban nodes adjacent to either 495 or I-95 will take time to fill in. Hopefully these all come to fruition and we may say a few more luxury hotels like this in the near future.

If I remember correctly your vision is shared by the county through their downtown initiatives. If that is successful, you should eventually see 4 or 5 areas that have an upscale element to them. Its just going to take time. However, with the success of NH, Riverdale, and College Park, I think it will be seen sooner than later.

I agree it could, but would like to see the Purple line start construction sooner rather than later, and then get my hopes up.
