Hi Everyone,

This is the obligatory "I'm moving to the area and know nothing about anything" post. I will be traveling to look at some neighborhoods soon but would like some info to know where to start.

We are two young professionals looking for an interesting yet affordable spot to call home near Capitol Heights. We are seriously considering Hyattsville as an option. Affordable for us = 800 sq feet or more for 1300-1500/month. We cannot afford expensive complexes such as palette or mosaic. I'm not even sure I would want to live in one of those places if we COULD afford it.

It seems as though there are some interesting developments happening in and/or around the Hyattsville/UMD area. I don't need all the amenities but good food, diversity, some counterculture, a yoga studio, and general safety is important to me. I like the fact that there is a brewery, a busboys and poets, and some other cool stuff. I understand that Hyattsville has a bad rep among some but I also understand that there are some folks that truly love it there.

I don't need any coded, racist responses. Please spare me the talk of "undesirables," "thugs," "ghetto," etc.

Thanks in advance for any info.

I'm not sure what you want from the board, plug the info into a real estate site & go look. You seem to have your mind made up in regards to a general area.

I don't think your criteria is doable in the newer units near Bus Boys but maybe doable in the older units or a little further out

In addition to Franklins Brewery and Busboys & Poets, there's a popular DC coffee brewery called Vigilante. They actually offer coffee brewing classes. Pizzeria Paradiso, a consistently top-ranked Pizza Restaurant in DC will be opening this summer with over 100 local, craft, and other beers. For entertainment, there is the state of the art Clarice Smith Performing Arts center on the campus of UMD. Milkboy+Arthouse, a Philadelphia music venue/restaurant will be opening in the spring. Whole Foods will be opening in a few weeks a mile from Busboys & Poets. Across from Whole Foods will be an upscale restaurant and bar called Burtons Grill.

If you are into the arts, Hyattsville is part of the Gateway Arts District.


Have you considered Post Park in Hyattsville next to the mall? Or 3350 at Alterra? The mall is being redeveloped by the way with a new retail mix.
There are two new non-student apartments in North College Park closer to the Beltway that will get you to Capitol Heights. One is already open and is called Monument Village. Another one is coming online later this year and is called Fuse 47.

There is over one billion dollars in development/redevelopment occurring between Mount Rainier on the DC line all the way up to the Beltway. In a few years, there will be a lot of new structures along Rt. 1. I try to keep this forum up to date with all that is going on in that corridor.

the poster above gave u great info. Hyattsville is not all bad just some parts. Capital heights has some good developments going up around the metro area. Cheverly also is convenient and has easy access to shopping schools 495 and much more!

Thanks a million, adelphi_sky. I've been through some of your threads and appreciate all of the info you have provided thus far. I was considering gaithersburg/germantown for space reasons but 1. my internship will be in capitol heights and it's a much easier commute and 2. hyattsville seems a bit more interesting. Also, you can't really beat the commute to DC! Take care. I'll be signing a lease in the general area in the next few weeks.
