With growth continuing outside of the Harbor, I thought that it was time for Oxon Hill to have its own thread. This will be a thread to discuss the growing number of projects planned in Oxon Hill.

Default The Remaking of the Constellation Center in "Downtown" Oxon Hill

As I mentioned in another thread they are about to revamp the office building near Home Depot. Based on the description is will be over 194 upscale units which makes me wonder what else they have planned for that area over the next few years to draw that demographic. It's going to the board in October for approval (rescheduled from 9/21). Below is a link to the Maps presentation which shows renderings of how it will look.

I use to work at that Home Depot, always thought that office building looked like it belonged in Tyson Corner. That Home Depot just finished #1 for the region in terms of sales plan. I'd imagine that means there's a lot of people remodeling homes down there. I would like to see some work done to Rivertowne Marketplace. I've been saying for a while that Oxon Hill could be a sleeper candidate for "suburban gentrification"

I agree with you. It would be great to see rivertowne get a major upgrade. Its moving in that direction though. With the new high school, remodeled AMC and Top Golf coming in 2019 something is happening. It would just be nice to know the plan. It seems disjointed right now.

Good post. Id love to see that area reconstructed. The shops and all are pretty old and alot of is falling apart. It's usually where I shop. The Kmart up there is insanely disgusting, im surprised its still in business. Id love to see more things move there. And I think they will, south of the Harbor is just alot of suburbs, and not alot of potential for development. It would be nice if there were a few more shops.

Often I have to go across the bridge to buy things, id rather stay close and keep the money in MD.

Yeah I'm not sure how that Kmart is still in business. It's awful, especially considering the one in Clinton is closing. The Home Depot isn't bad, but could use a face-lift.

Varsity purchased Constellation Centre at 6009 Oxon Hill Road earlier this year for $7.3 million, a far cry from the $78 million it paid for the Foggy Bottom property. It plans to spend $25 million converting the office to residential and rebranding it as The Oxford, said Varsity Principal Donnie Gross.

"We have perfected the model of building renovation,” said Gross, whose company has properties in College Park, as well as campus-adjacent places like Baltimore (Johns Hopkins), Ann Arbor (university of Michigan) and Berkeley (University of California).

What will sell this non-campus location, Gross said, is its short distance to National Harbor and MGM, as well as views from a planned 10th floor-observation deck. The roughly 215,000-square-foot building will be renovated into 195 units with 16,000 square feet of retail. The building’s 425-space parking garage will remain.

“This building stood out to us because it has views that take your breath away,” he said. “You can see Old Town Alexandria, National Airport, the U.S. Capitol, monuments. If that building were in D.C., Montgomery County or Fairfax County, it would be worth a fortune.”

The Prince George’s Planning Board is scheduled to consider the conversion on Oct. 5. A staff report recommends approval.
