I am interested in finding out more about a new condo building located in national harbor, MD. I'm just not sure if it will be a good investment.

If you have any information or guidance, about the property values in national harbor, please share.

I visited the area and everything seemed very brand-new, but it didn't feel like a real neighborhood. To be honest, it felt more like a tourism spot.

You now have to factor in the Amazon effect. At this point, I would say its a good investment.

As far as tourism, not so much outside of the Gaylord and MGM, but entertainment? Yes. So, if you want peace and quiet, it may not be for you.

Depends on what you mean by "good investment." If you're asking if the neighborhood will remain stable then the answer is probably yes. If you're asking whether the condo will increase in value 5%+ a year, then the answer is probably no. You're paying a premium to buy new and that won't be recouped. You're talking about a condo which means fees will increase over time, which will perpetually tamp down resale valuation.

I travel a lot, for work. As such, I need to be situated next to an airport. I like the idea of living in an area with lots of shops/stores and the airport of course being very close by. I also like the idea of having underground garage parking, as well, for my car.

Honestly, my main concern is the resale value and the fact that it's so touristy. Perhaps I need to spend more time there to get a feel for whether there is any sense of community from the condo owners. I am looking at possibly purchasing a 2 bedroom.

I am however wondering if a safer condo would be in NOVA (Arlington or Alexandria), but of course, 480K won't get you much in Arlington.

I really want a new townhome, but my budget is rather low (max 480K), since I'm single at the moment and don't have two incomes, like most people in the area.

I work from home, but I need to be near an airport since I travel frequently for work, otherwise, I'd be ok with moving a little further out to get a townhome.

You know, there's a lot of new construction upscale single family homes less than 3 miles away in Fort Washington (directly south of National Harbor) that are well within (and below) your budget. Buying a SFH gives you space and also is far less in maintenance costs when it comes to HOA.

One new construction subdivision is from the highly regarded Caruso Homes. https://carusohomes.com/communities/...xoCNW8QAvD_BwE

The single family homes in the link are beautiful, but I'm single (w/out children). Honestly, I'm not looking for a massive home. A nice townhome would be ideal, especially since I travel a lot and won't have time to worry about maintenance and the outside upkeep of the property.

Not sure what your timeline is but there are new projects breaking ground in that area. As mentioned by the other poster, Ft. Washington is a good area to look in that is close to the NH, airport etc. You could find an existing smaller home on a smaller lot that could require less maintenance. If you find one in a community with no HOAs, you could change the landscaping for zero maintenance (e.g. no grass and native plants). Also some of the older communities tend to be tight knit. Here are some more examples of SFHs that can be found. Both of these are close to Ft. Washington Park. The newer construction is on a small lot and will total about 2000 sq ft. Enough for one person but big enough for a small family when you sell.
