If you had to live in PG county (or Charles County for that matter) I would avoid these suburbia developments like the plague and focus on living in the rural tier. So it's tucked away from amenities, but the massive development from these cookie cutter-villes is making the amenities hard to enjoy due to overcrowding.

Well, that's your opinion and you have every right to it. However, there are people that actually like living in these suburban style town center areas. And that's OK, if they build it, and they come then obviously there is a demand for it. Some people don't want actually "city living" but prefer to live in a suburban area with a small town center style shopping center. Also, not everyone wants to be so far from the amenities that you say are far away.

Now... you say focus on living in the rural tier, however if you have an influx of people moving to that area then demand skyrockets for more housing and of course that means more development to house those people looking to live in that area. The same thing happened to these suburban areas that are overly developed. They started out as farm land, and overtime as people moved into the area the development took off. No one is immune to over-development as more people move into the area and the demand for more housing skyrockets.

But I would hate living in the rural tier.

And I count on many others feeling the same way so as to keep it rural so I can enjoy it
