We are looking at Davidsonville as well with the understanding that it is NOT water privileged, but we like the larger lots. I understand Davidsonville is zoned for 1 acre lots, but other than that, anyone care to comment on pros/cons of Davidsonville over the communities along the water? How the vibe/people differ in the two communities?

I have only driven thru Davidsonville and it is attractive. Common sense tells me that with one-acre lots people are going to be less inclined to intereact with neighbors as opposed to water-front communities where people meet in the common space.

It is a closer commute to DC, but still congested. There are commuter bus lots where you could leave a car.

You might want to check on that zoning. At one time the Davidsonville residential zoning was R5 and R10 with some R20. Much of the area is in Ag or Forest Preservation. Anne Arundel for years has pretty much stopped its denser development zone at RTE 214 (Central Avenue) and designated south of that as rural preservation.
